That means, to turn it into building land, you would probably have to fill up the plot accordingly and thus reduce the floodplain.
Even the soil cultivation alone would be against the general interest.
The more you read §35 of the Building Code, the more you understand it :)
to sell as an outer area (approx. 5€/sqm),
Why should you do that? I would always keep it. It’s like a small share: you can hardly buy anything with the proceeds. And who knows what will happen with land use in 20 years?
Currently, there are horses on it. Could such a thing be leased out in smaller parts as a kind of allotment garden? We’re open to all suggestions! :)
Why reinvent the wheel? Horse paddocks are great ;)
Caravans are also not allowed as they are considered permanent buildings
Caravans are not buildings, let alone permanent ones. :D Caravans have wheels, need a license plate, are vehicle-insured and have vehicle registration papers as well as a registration. Got it? ;)
Unfortunately, we are not financially able to invest in something like a larger solar system...
Then the elaborate development would also be an unaffordable factor for you.
Regarding usage: just keep the horse meadow. You can lease it out, right? If you want to make more money, you have to invest money.
You can certainly also lease it to other interested parties. Classified ads make that possible :)
If you put in work, you can certainly plant a flower meadow, blueberries or strawberries on it… or pumpkins. Whether it’s worth it is another question.
