Hello building experts,

we are planning the new construction of a city villa without a basement with about 160-180m².
Since the plot is very wide at about 28m and not very deep at about 17m, we are looking for ideas for the orientation and placement of the house.
Ground floor: utility room/HAR facing the street, living and dining room, kitchen, office/guest room and a bathroom with shower.
Upper floor: two children's rooms, master bedroom with dressing room, storage room and a bathroom.

A double garage with storage room is also to be built.

There is no development plan. In the neighborhood there are 1.5 and 2-story houses with gable roofs and the ridge runs parallel to the street (about north-south).

Regards
Kevin

And what do you want from the forum now? A floor plan draft? *ponder*

First of all, I would say goodbye to the idea of a city villa; at least for me, that implies a square house. With these dimensions, I would rather plan a clear rectangle, meaning longer than wide.

I don't want to be a pessimist, but placing such a large house with a double garage and storage room on this relatively small plot. Honestly, the plot is full and in my opinion, there isn't much choice left:

Orientation is somehow already fixed: entrance in the east, gable of the gable-roofed house in north and south. House width 8-11 meters, length will be determined. Garden in the south and something that remains in the west. The outbuilding in the north. Interesting plot.

as kaho suggests. However: with the relatively small plot, possibly a carport along the northern boundary as boundary construction (check the maximum allowable length of boundary construction in your federal state!), but so that 2 cars can be parked one behind the other. Annoying in everyday life, but otherwise you waste too much space. 3m-3.5m wide. Then the house directly attached (distance to the northern boundary is maintained by the carport). 3m must be maintained to the rear neighbor? Possibly not to the street, since streets (at least here) may partially/fully accommodate setback areas. But 10x10m will still be tight. However, unlike an elongated house, this way there would still be a fairly usable garden on the south side.
