Yes, you are right again... I will probably ask again today how it looks.

A purchase contract.

You can also inform the municipality yourself and request the issuance of the negative certificate. Since this is subject to a fee, it should not be requested twice.

In my opinion, the land charge registration is also possible without the negative certificate, but the conveyance is not. However, if the notary does not even manage to request the negative certificate, he will certainly not initiate the land charge order. Gentle pressure is probably not a bad idea.

Thank you! Actually, the notary said he would send it out before Christmas... I didn’t believe that because we were only there on the 19th, but by now it should have been done. I’ll inquire about it again later and offer to personally bring the relevant document to the municipality... maybe that will help...

That's how it is! And how many assistants work there? Some offices don't function during the flu season. When I think about our matter: we came to pick up the mail and delivered it to the recipient, just to save the days ;) The notary assistants are always very accommodating and often know about urgent concerns. Feel free to call again :) Or drive by and bring a bouquet of tulips ;)

I don't know exactly. There are 3 notaries working there (some of whom are also lawyers) and several assistants... when we were there I saw about 5-6.
These are the only notaries in the nearby area, but the property sellers (friends of ours) have dealt with the one we chose several times and were always satisfied. I will discuss it with my husband again right away; maybe he can stop by there briefly after work to actually pick something up.

Be kind: the job is hard and they are constantly overloaded ;)
