Hello, I need your help.

We are allowed to choose one of 10 plots on Wednesday that will be developed in summer 2018.

Today we visited the construction company (which is presumably going to build our house) and they said if we decide on them this year (signature) we would not be affected by the price increases that have already been fixed.

We are still flexible, it would only be the 2017 base price for the move-in ready sqm that would apply.

Now I feel a bit rushed although actually nothing speaks against it, I would probably decide on this company, but I originally planned to have the offer thoroughly checked and possibly get a counteroffer.

The financing is also not done yet (pre inquiry already made).

What would you advise me?

Construction costs without land are between 370,000 and 400,000 euros.

This is how they want to apply pressure and precisely prevent the offer from being thoroughly examined. We had the same situation; we were supposed to sign very quickly, prices would increase by 5% in two weeks (by the way, that was only in September at the HC)... this seems to be a common tactic among some construction companies (otherwise, I only know something similar from buying kitchens... it’s really not a reputable business practice). In addition, the new construction contract law comes into effect on 01.01.18, which is supposed to better protect consumers and, among other things, lead to more transparency through extended information obligations, e.g., in the construction performance descriptions. This might also be a factor to consider. I would definitely have the offer thoroughly examined as planned now...

short, simple answer: don’t do it.

Under no circumstances get involved in this dubious, but unfortunately all too common, scheme (also enormously popular in kitchens!).

Your plan (clarify financing, check offers, ...) is exactly right. Don’t let yourself be pressured (ask yourself: "how many mistakes in house building do I allow myself?" None? Exactly!).

Hey,

definitely don’t do it.
Back then, we also had the first talks between October and December and for some it was immediately like - you have to strike now or the price increase will come etc.
In the end, we decided on a local provider, initial planning at the beginning of 2016, construction started in June 2017 and there was exactly 1 trade where we had additional costs of 250 euros, the rest of the trades (individual contracts) stuck to the offers created and accepted by us despite the turn of the year and delays.

So don’t let that drive you crazy and above all, first secure the land and clarify the financing.

Basically, I consider the company to be very reputable.

Could it be that the planner is afraid to plan the offer (effort) and then we back out?

I have the following idea

I pay the effort for the draft 500-1000 !? euros and in case of the award it should be offset.
In return, he should secure the condition for me for 3 months ?
