Old building 1930 evaluation, renovation, renovation costs?

Good evening,

My partner and I have been looking for a house for a long time.

In the village and with charm.

Now finally found one and fallen in love. The plot is about 2000sqm. Garage, workshop, woodcutting area, garden house, orchard. So space times ten.

Now the house is 150sqm, not including the basement and attic.
Electric heating and two wood-burning stoves (1960s) are installed.
The last major renovation was in 1989, namely the roof structure. However, the old tiles were used. The rest is all from the 70s.
In my opinion, heating, electricity, water, walls, floors (wooden floorboards), windows and insulation need to be done. So the complete old building renovation package.
There was mold in two corners; grandma didn’t ventilate properly anymore. The basement is dry (natural stone). There are many small and big construction sites.

The price for everything should be €280,000. However, negotiable.
What would you think such a plot is really worth and what renovation costs should one expect?

Heating, water and electricity must be done by a professional.

My experience with craftsmanship should be considered as a beginner.

Hello, I would always take a professional with you who can assess the entire renovation. It is, to some extent, security and a basis for negotiation for you. The bank will also want to see an estimate for the total financing. 288k for a large old house seems like a lot to me. But perhaps it is market-appropriate around Würzburg.

Hello,

We wanted to show the house to a building surveyor anyway. However, not at the purchase price. It is true that houses in and around Würzburg are quite expensive. However, this one needs to be fundamentally renovated and I see the price rather around €200,000.
