Hello,

when I order an official site plan in Munich (see below), I can order many variations. Since I do not have an architect yet at this early stage, I am overwhelmed.

What I have found out:
For my new building, I apparently need at least the version for 150.00 euros with information from the building authority.
But what else is necessary? Will my architect later need the DXF excerpt for working?

What is the standard package for new buildings?
Below you will find 1) the price list and 2) what the official site plan in Munich includes

Thank you!

2) Amtlicher Lageplan mit Angaben des Baureferats
You need this site plan for all new buildings as well as for extensions in the outer area. In Munich, this edition of the Official Site Plan is a multi-page booklet with the following information:

[*]Information about the building plot (owner, location, plot number, official area, city district, information from Section II of the land register)
    [*]Owner information of neighboring plots
[*]Current excerpt from the city base map at a scale of 1:1000
[*]Planning law information regarding the building plot
[*]Information on the probable highest groundwater level HW 1940
[*]Information on official height reference points
[*]Notes on monument protection and planning approvals
    [*]Information from the building authority
    • on the general situation of drainage,
    • on heights of adjacent planned streets and sidewalks,
    • on the designation of the adjacent street, on access road development
[*]as well as a legend to the maps

Follow-up question: I am currently looking for where to get the floor area ratio and site coverage ratio. Are they not included in this official site plan but rather in the development plan? If so, where can I obtain the development plan? I can't order it online anywhere :-(

Most of the time, the development plan can already be viewed on the municipal websites. Yes, it shows the floor space index and site coverage ratio and everything. We initially only needed the simple site plan for the architect and the construction company...
