Offer for shell construction of a single-family house with 2 floors, basement, and double garage

we are currently planning to build a house in Bavaria.

A detached house (2 full floors, 162 sqm) + basement (white tank, 80 sqm) + double garage
is being built using solid construction!

Now I would like to have your assessment of our shell construction offer.

Our best shell construction offer was 185k for a relatively similar scope of work:
180sqm ground floor and upper floor, each with concrete ceiling
120sqm basement with integrated double garage
60sqm terrace
Fireplace from basement to upper floor
Exterior walls Ytong 36.5cm, interior walls KS 17.5 or 11.5cm
Concrete pedestal staircase
Basement and ceilings made of precast concrete elements

The comparison offers were at 150k and 187k with the same scope of services.

But these have to subcontract excavation / scaffolding to third-party companies, therefore the higher prices!

How high was the cost estimate from the architect? The offer is definitely good. Do you know the company? Is the quality right? If yes, take it.

The offer is more than fair. If I were you, I would not underestimate the [Eventual-Positionen], the [Eventual] is more like an update to me, which is not the case for some things. It would be more correct to mentally separate between [bauseits] and [eventual].
