Hello dear forum community,

we have found our dream house and now it's about the financing. I have offers from two different partners.

1) mixed annuity loan
2) mixed: annuity loan and interest-only loan plus [Bausparvertrag]

My feeling is towards option 2, but I would appreciate it if an expert could take a look.

Basic data:
130,000 € annual income
65,000 equity

Well, with option 2 you have €20 more fixed for your follow-up financing. €1850 over 15 years is tight. Everyone has to decide for themselves.

Where is 1800 please tax? That certainly depends on the net income and you don’t know that, do you?

How strict? Rent including utilities is currently €1,400, monthly reserves just under €1,700.

Please consider independently of income. I only need a comparison here. Also, maybe tips on where I could possibly improve the interest rate.

With an annual income of €130,000, €1,850 is definitely easily achievable...

Just glanced at it quickly while on the go. What strikes me first:

You have 100% financing (equity = additional costs), which is of course not optimal and perhaps that's why the conditions are like that. It would still be a question how your income situation and other circumstances are.

Personally, I find the conditions generally too expensive. In both variants. Over 2% interest for 15 years is steep. Where do the offers come from? Internet? Broker?

The other thing is that apples are being compared to pears. Variant two with the building savings contract offers much longer interest rate security.

What is important to you? Have you ever looked at how much outstanding debt remains after the interest rate lock period expires?
