Obtained offer for windows surprisingly

Hello dear experts,

We are expected to start building with an architectural firm in April. Trades will be tendered and awarded individually. However, since I have already done some research and obtained offers myself, I am now a bit confused. According to the cost calculation from the architect, all windows including roller shutters (12x floor-to-ceiling, 4x normal) and the front door including delivery and installation should cost just under 38k. So far so good.

Now I have obtained 2 offers that are very close in price at just under 23k including front door and installation. About which of course I am not complaining. These even have rc1, are lockable, anthracite outside, and roller shutters are made of aluminum.

Hello,

I see something about a 25% discount in the offer. When I calculate the discount, I come to an advantage of €7,000. Then your architect also wants to see something and always calculates conservatively.

Are all other things included like installation? Is it a new company or an established one?

I also wonder why you bother him at work? Don’t you have any trust?

You first have to compare whether these are actually windows with the same properties in terms of sound insulation, thermal insulation, etc. Then, for example, I don’t see anything about interior and exterior window sills, which are included in the first offer. If everything is actually the same or even better, then just be happy. Most of the time, the deviations are rather upward than downward compared to the architect’s cost estimate.

Here is an excerpt from my price list.

Windows come directly from Poland from Veka without intermediaries. Veka profile Alphaline 90 MD

Floor-to-ceiling windows 1230*2100, in RAL 7016, with RC 2 and pressure lens in the handle

348€ net

Aluminum roller shutters, everything like with you

225€ net plus 39€ net for the motor

Installation is extra. On average, that is about 100€ net.

Personally, I would no longer install any windows below RC 2. Take a look at how few locking points a normal window and RC1 have.

Furthermore, I would also avoid lockable handles; out of habit, people always leave the key inside anyway, and they also look bad.
