Is an AV even being registered, or is it possible that you are foregoing an AV (costs) and therefore have to wait for the certificate of no objection?

P.S. Personally, I would be a spoilsport; my money is far too precious for that (but I am also professionally biased).

A priority notice can be arranged at the land registry office through the notary. Based on this, the bank pays out the loan.

The certificate from the tax office has nothing to do with the payout of the loan. It is brought into play later when the priority notice is removed and the ownership is registered.

The land registry office will also hold onto the documents for a while.

This happened to the buyers of our apartment building. The purchase price was already paid in July based on the priority notice. The entry in the land register has still not been made to this day.

Find a notary who knows what they’re doing and the matter will proceed.
