Newly built apartment: Raufaser or painter's fleece

I am currently buying an apartment in a new building for personal use. According to the construction description, the walls will be finished as follows: "In these rooms, the walls and ceilings will receive a woodchip wallpaper with a fine texture, such as Erfurt Raufaser 2o, as well as a coat of paint on a plastered or skimmed substrate" What would you recommend? Accept the offer or order a special request, for example, painter's fleece on a Q3-Q4 plaster. (What additional costs would you plan for this with 120 sqm of living space). In our current rental apartment, we have a very high construction standard with a Q4 plaster that is only painted. But we already have problems with settlement cracks there. In addition, children will be joining us in Krefeld next year - so the usage will change... :-)

New build only with painter's fleece or decorative plaster (alternatively Q3/4 and painted). In my opinion, woodchip wallpaper is the old-fashioned, classic rental apartment wall covering.

That is something you have to decide for yourself whether you want rough or smooth.

We also get standard Raufaser (also from Erfurt). If we want painter's fleece, it costs us almost €10,000 extra for 140m. (Bauträger)

Insanity. For 10,000, you can probably find a decent painter yourself who will do it well below that. I will ask my painter today, the one I use in my apartment building. Possibly, I will talk to the seller and developer about having them do the walls in Q2 and not wallpaper. I will then hire Q3 and the painting fleece myself. I have a similar approach in mind for the parquet installation.

Yes, I would also rather take it into my own hands and get quotes for you. After all, it is your property and you can design it yourself. Before the property management charges you extra and probably sticks the cheapest of the cheapest on the walls :rolleyes:;)
