New development area: Expression of interest - Feedback

Hello,

We have been on a potential interested parties list for a new development area that is supposed to be built in the foreseeable future for about 1 year.

Yesterday we received an "Interessensbeurkundung - Rückmeldung" from the city – in it, besides the general information such as name, address etc., there are also some questions about the building style, how many housing units, single-family house or something else. Additionally, the approximate plot size, when construction is planned, and what I find very strange, "how much we approximately want to pay" – do you think the city is already filtering possible candidates based on this or only accepts those who would pay the most?

Furthermore, you have to sign the whole thing, but I think it’s just something non-binding, right? The title of this PDF makes me a bit suspicious.

It is strange. But perhaps the city really wants to filter or get an idea of which clientele is coming in order to prepare the allocation.

I also think someone who makes unrealistic offers, for example 10,000 euros, will be kicked out immediately....

Does the question refer to the purchase price of the land, or to the entire construction project? I think many municipalities are interested in allocating land only to buyers who can also afford to build. There are probably many who do not realistically assess the costs. Building obligations within X years are actually standard practice for municipalities today. They want to avoid the effort of reversals, etc. If a municipality itself allocates the plots, there are actually always point systems or similar nowadays. Different factors come into play there, depending on the design, a too high income can even be detrimental! Many greetings! mini

Well, just write down any construction cost. First of all, you don't owe them any accountability, and secondly, it could simply have changed if the house ends up being smaller, etc...

Search in the Gemeinderats Blatt to see if the topic was addressed, maybe it will become clear what they want and is there no land use plan? There you can see the favored building types and plot sizes; if it is not yet available, then good luck, it will take a few more years.
