New construction FH. Is having your own architect beforehand sensible?

Hi!

The following:
We want to build a single-family house. It should be a prefabricated house in timber frame construction.
We already have a building plot in the village center in sight and are about to buy it. However, I want to make sure that we can actually put our dream house on this plot first.
There is still a house in poor condition, a barn, and a masonry double garage with a laundry room on the plot.

We plan to demolish the barn and put the house there.
But the double garage with the extra room is in our way.
Now we have two options.
1. We demolish the garage and build our house (which is not yet decided) new, floor plans as in the catalog.
- I would prefer not to do this because the garage is probably worth around €20,000.
2. We somehow integrate the garage into the construction of the single-family house.
- I would prefer this.

Regarding 2.
Is that even feasible with a prefabricated house? If yes, how could this affect the cost of the house?
Does anyone here have experience with this or can give me their assessment?

Furthermore, I wonder if it makes sense to bring an architect, who is not involved in the construction, to the plot to check the conditions and possibilities on site.
I do not yet know which manufacturer I will build with. But I would still like to know in advance about the possibilities, problems, etc. that could arise due to the plot.

If you want to integrate old building fabric into the new construction, then it is very sensible to involve an architect.
And why not include the architect completely?

You mean in addition to all the people from the general contractor? There will probably already be one appointed by them. My main concern is to know whether a single-family house can be built on this plot. Can an architect say that without having relevant experience with single-family houses?

He will be able to say that. Building a prefabricated house is not a complicated matter. But why does it have to be a prefabricated house (that word again! :confused: )?

I would simply ask a good prefabricated house provider. Ours employs its own architects. They can then assess whether something like that is possible or not. And they can probably give you a cost estimate before you sign. But I guess the old thing needs to be statically checked first.

And what will happen to the "house in poor condition"?

If the existing house is in poor condition, the question should be clarified about the garage in this regard. Have you already taken care of that?

Not every prefab house provider can add on to existing structures or "re"-build them, nor do they usually want to; this naturally means that you won’t be able to please a seemingly cheap provider with this order.

I have been wondering throughout this thread whether you have already been to the building planning office for consultation, to clarify what your options for redevelopment actually look like?
