You do have to pay for the house in reality – it doesn't help that the sellers are variously clever in making their offers look in the catalogs as if they had the more economical construction method. Timber frame panel or stone is just different, it doesn't get any cheaper because of that.

I also believe that €260,000 cannot be maintained.

we did manage to stay under €260,000 (€255,000) but we only have a total of 110 m² usable space (99 m² living space) AND we did not have to pay ANYTHING for all the earthworks

Don't listen to such nonsense. Prefabricated houses are indeed more expensive, simply because many people want a big piece of the pie here, but basically the more you take care of yourself, the cheaper you can realize it. 10 sqm less and no prefabricated house company, and you can easily do it with your budget.

The question is, as always, the construction site, which can increase the cost by up to 100%. Without knowing that, this doesn't make sense. However, it can be said that there are probably very few places in Germany where you can build a single-family house with this budget.

Well, if you take a Flair 134 as a reference (that is Town & Country), depending on the location, that is between 200 (Waldachei) and 225 thousand (the latter for Munich). In terms of the room layout, that could even be sufficient. It is initially just simple standard, but there would still be 35 to 60 thousand left for upgrades... and with one room fewer, the Wintergartenhaus 118 would even include the glazed bay window. Compromises have to be made somewhere, though.

Where? No, in the single-family house sector +-10% more expensive than solid construction.

One calculates (also in the inexpensive Lower Saxony): 2000€/sqm living space (standard house Energy Saving Ordinance) Plus plot with purchase incidental costs Plus construction incidental costs Plus outdoor facilities Plus special equipment Plus painting and floors in EL

There are companies in and around H that manage it for 1800€. Nevertheless, the other costs come on top. Glass gable and fireplace are not standard.
