Hello,

We need to provide proof of the above-mentioned insurances to the bank and the construction company. On the one hand, I would like to understand what each insurance covers and whether these are three completely different things or if there is something where all three are combined in one contract:

Builder's liability insurance - what is it for? Only for the construction phase? This is included in my personal liability insurance or would need to be extended through this insurance?

Construction all-risk insurance - when do I need it? This always seems to be a separate thing with a fairly high one-time payment?!

Building insurance - this should be the one I need long-term for my home, I assume - then the contract must only start when I actually live there?

Thanks in advance!

Best regards

Just beforehand, these 3 insurances are the usual insurances that you can/should take out for a construction project...

Builder's liability insurance: The builder's liability insurance provides coverage against statutory liability claims due to the violation of traffic safety obligations during the execution of your own construction projects. For example, a child falls into the construction pit...

Construction all-risk insurance: Covers damage to the building that occurs after the acceptance of the work. (Storm damage, flooding, graffiti on the walls, broken window and no one admits it)

Building insurance: Basically, you need the shell construction fire insurance. However, you can often take out building insurance that only has to be paid after moving in, but includes the shell construction fire insurance for the construction period. Then you are usually bound to the insurance for a few years.

Also somewhat recommended is a construction helper insurance, which cost us 100 euros and includes coverage for 2 helpers (I don’t know the amount now, I think 50k€ in case of disability). It covers if something happens to a helper on your construction site, they have certain protection.

It is also advisable, if you do a lot yourself on the construction site, to expand your own protection, i.e. increase disability insurance or take out accident insurance. (You can cancel it again after the construction period).

if you look at the user's post history, more than great and helpful. Moreover, you can answer the questions yourself, unless you want everything spoon-fed.

Yes. That is what a forum is for. If there were only people like you, there would be no need for forums - great attitude!!
