The object size is, in my opinion, evaluated here much too critically and without perspective. Such statements are very exaggerated:

Please, every design for a narrow middle terraced house/REH with the bonus of windows on three sides can do that. As if that's not everyday business for architects.
Resale value is probably questionable as well.
And as is well known, that largely depends on the location. By this logic, no terraced middle house should remain value-stable.
Apart from that, in prime locations like Munich and its surrounding district, exterior dimensions of 4-4.5m have long been common. If you can live with the compromises of the virtually fixed room layout, why not?
