4 m interior width is already much more than 3.2 m.
For 2 people who live and think openly and have a large financial scope, one can certainly plan with 3.2 m room depth without the double bed only fitting if one crawls in from the foot end.
The rooms are strung together like pearls on a necklace.

Take a look at your rooms and imagine them with 3.2 m and walking paths.

The dining area is also always fully occupied and also a passage to kitchen, living room, WC, stairs.

Why would you even bother to build on the garden plot then? If this parcel is allowed to remain a garden, there would certainly be very interested tenants for it.

The parcel is located in a very quiet area and there is residential development on the left and right, hence the consideration of building on it, simply a great spot.
