My floor plan is (almost) ready, now I need your help :-)

Hello everyone,

I am new here in the forum, I am 28 years old and come from the beautiful Lower Franconia ;-)

For about 3 weeks now, I have been the owner of a building plot and the house construction should start in the new year. Since we have very, very many craftsmen in our circle of acquaintances and family, we want to do a lot in "self-performance". We have now created the floor plan after many visits to show houses together with a well-known bricklayer. Offers from construction companies (shell construction) were requested and we hope to receive a price from the 3 desired construction companies by the end of January. (All 3 construction companies would also draw the submission plans)




Now we come to the first questions I still have about it.

1)
In the bathroom, we are still considering whether it would be more sensible to relocate the toilet to the spot marked in green and build a small wall about 1 meter high. My heating engineer (also does sanitary work) said that we would then have problems with the wastewater because we would either have to build a step in the floor area on the window side to reach the drain pipe (red dot) or we would have to go through the ceiling to the ground floor, but then we would have a post in the kitchen area. Do you see any possibility to place the WC at that spot? Do you perhaps have other suggestions for the bathroom that we haven't thought of yet?
The bathroom size is 3 meters wide, 4 meters long, walled up at 1.25m, we have a KN of 75cm.
A roof window is also to be installed in the slope. The drain pipe is planned in the 24 cm wall (red dot)

2.
Are the water supply pipes actually installed in the wall or on the floor?

3.
In the living room area, we want ceiling spots as lighting, then hang the ceiling with drywall panels, the room height would then be only 2.45m or break up the concrete ceiling? Is it possible to have 11 rows of bricks laid instead of the usual 10.5 rows in order to get a bit more room height and what costs should one expect for the increase?

Regarding point 3: You can also install ceiling spots with empty conduits and corresponding caps (e.g., Google Halox) directly into a concrete ceiling, provided the structural engineer has no objections.

Regarding 2: on the floor in the screed or in front of the wall through installation walls

And also regarding 3: instead of half a brick, a whole one saves sawing. However, a few thousand euros surcharge may be charged, depending on the provider :)

So about the bathroom: We also had the problem with the toilet drain, so we adapted the bathroom planning to the drain. Your planned bathroom now has exactly the same layout as we currently have, and I think this solution is very good. I wouldn’t put the toilet next to the sink, the toilet behind the shower really fits very well there. We installed a skylight in the toilet area and gained a few centimeters of standing height that way.

About the ceiling spots: best to plan them into the concrete ceiling from the start.

About the floor plan: I would add a window near the stairs on the ground floor, otherwise the hallway gets quite dark. The window in the technical room, what is that for? Why is it so big? It just takes away space here.
Do you have a basement? If not, I would miss storage space here as well, maybe consider a room under the stairs. That way you can still use the area in front of the stairs well and have space under the stairs for a pantry or cleaning supplies.
Your walk-in closet is hardly usable as such because there is no space for furniture, and in the bedroom you also have no space to put a wardrobe with a depth of 60 cm, or you always run into the corner of the wardrobe when you come through the door. Whenever possible, plan doors with a distance of 65-70 cm from the wall so that a wardrobe can fit behind it.

Otherwise, I like the room layout quite a bit.

What kind of bed is drawn in the master bedroom? What are the dimensions of the room and the walk-in closet?

: can you lay a 100 pipe in the ceiling/floor? You also need some space for the screed.

: do you happen to have some pictures of your bathroom so we can take a look? There is a long window element planned in the hallway in the middle of the stairs, unfortunately forgotten to draw in. I really like the idea of the closed staircase and the additional room, I will think about it again. I also have to reconsider the window in the heating room, we want a smaller one in the WC as well, but one window should be enough in the heating room and we do have one on the front door side.

: The dimensions are 3.3x4.5 m and dressing room 1.6x3 m, the dressing room isn’t very big, but unfortunately it’s not possible differently, at least we don’t know how. Our current dressing room is 1.4 m, but in a rental apartment. Maybe someone has an idea?

By the way, we are building without a basement
