I currently have a prefabricated house calculation that goes in that price direction (the calculation is already quite detailed). From that perspective, it should be feasible. The question is whether it can also be solid construction.

I am already in contact with Keitel-Haus, thanks.

The plot is there – almost flat but 40cm soil replacement is supposed to be done.

We had a (supraregional) construction company in BW district BB with prices that fit our budget, it wasn’t insanely expensive (I wouldn’t call it cheap when thinking about the costs of fixing defects). We really didn’t enjoy it. Today I would choose a more expensive company. The money flows out anyway. It is said and was said, however, that €50K doesn’t make a difference there, the difference has to be bigger.

Unfortunately not with all local companies. We were close to building with one that also has a good name here. Equal footing is something else (we didn’t feel taken seriously with our wishes and needs), they would also be a lot less flexible than our current, larger general contractor.

The only solution is to gather information and have personal talks. Several times, with different companies.

We wanted to save ourselves that because we didn’t have complex ideas (we thought) and it has now taken us 1.5 years to commission the right general contractor for us.

Of course, there are also regional builders whose current boss basically still builds the three standard models of his father, apart from the floor-to-ceiling windows and underfloor heating. There will always be a few dinosaurs the market hasn’t washed out yet. But as a rule, it’s rather the case that with the "small ones" it’s: "one owner, one word" – and with the big names rather: "one salesperson, empty talk."
