Local heat or air-water heat pump?

Hello everyone,

We are facing the difficult decision of which heating system to install. I hope that maybe someone has faced the same decision and can possibly give me some tips.

Data:

-KfW55 house
-Living area: 120m²
-Basement: 45m²
-Storage room/small attic on the upper floor: approx. 20m²
-Underfloor heating
-The house is to be rented out
-The energy saving ordinance certificate states a total usable area of 210m²
-According to the plumbing company, the air-to-water heat pump would achieve an annual performance factor of 4.5
-Nearby heating costs approx. €700 basic fee + €0.095 usage fee per kWh (5-year contract)

Questions:
1. Is there anyone here who has had positive/negative experiences with nearby heating?
2. I had estimated a total energy demand of 10,500 kWh (approx. 50 kWh/m²a x 210 m²), is that realistic?
4. In the calculation, I come to about 50% of the running costs of nearby heating with the air-to-water heat pump, can that be right? (Investment costs are about the same)
3. Do I understand correctly that the energy saving ordinance certificate assumes that the entire house is heated, including the basement and attic (since 210 m² are applied)?
4. Do you possibly also have a KfW55 house and can tell me what electricity you consume for the air-to-water heat pump (heating and hot water)?

I would be grateful for any response.

Since you are building the house for rental purposes, I would a) look for the lowest acquisition cost and b) the smallest stress factor.

Therefore, it should be district heating. Consumption is then the tenant’s responsibility.

Thank you for your reply, that also crossed my mind or would be a reason for district heating. However, I would also argue that the rentability is better when the additional costs are low, which would be the case with the heat pump. Really not an easy decision overall.

Where is the house located? Warm Rhineland or cold East? What is the heating load?
Only 120 sqm are heated? Utility basement?
You were involved in the construction and have pictures of the installed underfloor heating? The supply temperatures should be kept low. Some buildings are only "KFW-whatever" on paper and are beautified with the heat pump.

With a real KfW55 house, you can also use the "air pump".

Thank you for your reply. The house is not built yet.... construction will start soon.... location is near Karlsruhe / in the south... so warm. The basement will probably not be heated.... or does it make sense to heat it as well, possibly at a lower temperature?

You build KFW 55 and receive the energy certificate. The tenant looks at it (with a heat pump/local heating this is basically identical). In addition, they are happy that they have low-maintenance heating - no chimney sweep, no annual service, etc.
