Living area = shell dimensions - plaster - surface area

Dear forum members,

I have a question about the calculation of living space. It concerns construction plans from 1979. Here, the living space is calculated as follows:
Raw dimensions - 3% plaster - 10% [VERFLÄCHE]
The chimney and stairs have already been deducted separately.

My question now is, what is "VERFLÄCHE"? I have already searched everything on the internet but could not find anything about it.
