Honestly, why so mysterious, the drawing that belongs to the documentation would also be quite good for deriving and calculating backwards :)

No, this is a single-family house. On the page, only the living areas of the individual rooms are listed and from that, the total of 166 sqm. No drawing or anything else.

From a form for calculating living area:

The total floor area from the raw building dimensions or from the finished building dimensions can be reduced in the case of:
a) a residential building with one apartment by up to 10% of the total floor area (cf. § 44 para. 3 no. 1 II. BV) and
b) a residential building with two apartments by up to 10% of the total floor area of each not finished apartment (cf. § 44 para. 3 nos. 2 and 3 II. BV).

§ 44 has since been repealed (Regulation on housing-economic calculations according to the Second Housing Construction Act (Second Calculation Regulation - II. BV)).

Further understanding should be gained from the regulation valid in 1979.
