Larger driveway / more garden? How to place the house on the plot?

Hello everyone,

we are currently in the building application process and the question whether we want a longer garage driveway or more garden space is occupying us. First of all: the garage serves as a roof terrace and directly adjacent to it we have a garden.

So far, we have decided on V2, with the advantage that the house is placed far back in the north of the property and towards the front (westwards) we have more space from the neighbor and a larger driveway. Disadvantage: the garden behind the house that is adjacent to the roof terrace becomes smaller as a result.

Now we are wondering whether we are not giving up too much garden just for the airy feeling towards the neighbor. Of course, the area in the west (west = access road) will also be smaller, but we will never sit there anyway. However, we are about 2 meters further away from the main road in the north (see picture, bus stop in the upper area = main road) (about 6000 vehicles per day). The distance today is about 20 meters, but every meter more doesn’t hurt ;) The old path in the northeast is actually just a path that is not used. The main road runs behind it.

How would you decide if you look at the plans like this? More garden and a bit more distance from the road, but a smaller driveway, or a larger driveway and less garden, but more space to the neighbor. It should also be said that we have planned soundproof windows anyway. We will have no problems inside the house itself. It’s only about the feeling on the roof terrace and in the garden.

Cheaper to build is probably the variant with the smaller driveway, regarding landscaping costs, because fewer paving works are necessary?!

Looking forward to your thoughts!

Where are the rooms located? Where have you planned your main terrace?
The sentence is confusing

since according to the drawing your driveway is located in the south.
I would put the daily use of the roof terrace on the garage aside for now, and one or two meters more or less of driveway area won’t suddenly strain the budget with exorbitant costs.
Another consideration would be to plan the garbage area in the spot most frequently exposed to the sun; normally it should be shady and cool, otherwise you will have to deal with crawling animals later on.

Thank you for the reply.

Now, only the bedroom faces the main street, but it is equipped with soundproof windows. We wanted to be on the safe side even though we probably wouldn't have needed them. Otherwise, the bathroom is also there. The two children's rooms face northwest and southwest. And it's true, the driveway is of course on the south side, the trash is in the northwest (according to the drawing), but that was only an idea of the draftsman, not ours.

Why would you put the use of the roof terrace (and the garden?) in the background?

You should set your prints with a north arrow: for me, the trash is marked in the southwest.

Thus, we will all be talking past each other, since the images are not exactly large enough to read the text on the screen.

Is the garage built on the boundary? As far as I know, you are then not allowed to build a roof terrace on it. Or do you have a special permit for that?

We are allowed to build the rooftop terrace, why not? We just have to keep a 2.5m distance. However, we have agreed with the neighbors and they approve the boundary construction.

Sorry about the cardinal directions: I thought they were still shown on the pictures. The garage entrance is in the southwest, so the left side of the building is north, the garden of the rooftop terrace lies in the northeast / east. The house entrance is therefore in the west.
