Land too expensive for the total cost framework?

Hello everyone!

I just signed up because my husband and I are moving back from the Stuttgart area to beautiful Lower Saxony and are planning to build a house. We have found a plot of land that we really like. This plot costs about €120,000. Now we have been thinking that our finished house including everything, that is ancillary building costs and notary and land and property transfer tax and all that comes with it, should not cost much more than €500,000. Then we would still have some room for interior design (bathroom, kitchen, flooring, etc.). Is it realistic to do it this way, or would it be wiser to look for a smaller plot? This is all completely new territory for us; I would really be grateful for good tips! Best regards

Remaining 380 for the house. Definitely doable. There are plenty of posts here where people disclose their entire costs. I would take a look there.

Depends on the requirements, but it should be doable. We built in Lower Saxony in 2017-2018, with the regional GUs starting at around €1500/m² of living space, just for the turnkey house. It's probably 10-20% more expensive now.

Get a few offers, many GUs provide price lists for their catalog houses upon request, then you'll get a feeling for where the prices roughly start in your area.

That's possible, but of course it depends. You end up around 150sqm without a basement.

Building costs there are also more manageable than in some metropolitan areas.


Yes - for the mentioned price you get a nice house with land. And it can also be larger than 100sqm, but it won't be enough for a 300sqm villa. That depends on your wishes (architecture and fittings).

How can you say that 120k is not expensive where is the size of the property stated?
