Land too expensive for the total cost framework?

Yes, spontaneous visits to the hardware store and the cinema are things I would miss. Otherwise, I can't think of anything.

There’s everything closer than the mentioned cities (hardware stores even three different ones within 15 minutes reach) and also 2 cinemas each about 20-25 minutes away.
If you want to go out a bit with friends in the evening, you usually actually drive to Marburg (about 35 minutes, because there is a very beautiful old town with a lot of variety).

Referring to the peace you have in more rural areas, a bargain at €35. I myself also live in a village with 400 inhabitants and paid €135/sqm. However, 20 minutes to Aschaffenburg and 40 minutes to Frankfurt. That is absolutely okay for me. I work in sales and am absolutely satisfied when it is quiet in my private environment.
