Hello.
We are going to buy a plot of land in a new development area that has not yet been surveyed at the time of the purchase contract. The contract states that the surveying of the property is included. We were verbally informed that later only the building surveying has to be done by us.
Now my question is whether it is sufficient if the contract only mentions surveying. I have read that there are different extents of surveying, e.g., only a rough survey without setting boundary stones and other types of surveys.
Do you happen to know the exact name of the survey that covers everything, including the setting of boundary stones, so that we can be sure that no unexpected surveying costs regarding the property will arise?
Best regards
Peter

Do you buy only land or also buildings from a single source? I think what is now included is the partition survey. This also includes the later boundary marking in my opinion. The rest should be your private pleasure. Clarify that exactly.

Hello. I am only buying the plot. Then I still had correctly in mind that there are differences. I also think that only the subdivision survey is meant in the contract. I will clarify that. Did I understand correctly that besides the subdivision survey there is only the boundary marking and much later the building survey? By boundary marking you mean the placement of boundary stones, right?

Yes, the boundary marking is the boundary stone. However, this is only done later because in new development areas it wouldn't survive the construction work anyway. Before that, only stakes are set. At least, that's how it is with us.

Between the subdivision and the building survey, there is still the creation of the official site plan and the entry of the planned development in the same, as well as the rough and detailed staking out.
If I look at our offer, it's roughly a thousand for everything related to the site plan, a thousand for the staking out, and another one for the survey. The first and last item are charged according to fee schedules, while the staking out is freely negotiable.

Demand the following. Assurance that surveying means you get a defined plot of land marked with boundary stones and registered with a cadastral parcel number at the land registry office at no additional cost. What is always yours is what has to do with your house. The measuring of the finished building, depending on the value, around 1000,-. If applicable, the staking out before the start of construction, which a trained master bricklayer foreman can also manage. Karsten
