Thanks for the answers! Regarding point 2: that was a hypothetical consideration, in case for example due to government spatial planning it is decided in decades that an area should be cleared for a new train line or highway, or if thanks to a breakthrough in anti-aging research I should live over 100 years.

Special-use areas do not belong to an individual. They belong to the community, but it is stipulated in the declaration of division that only one may use them. All your questions referred to ownership, so the points do not apply to something that does not belong to anyone (alone). The rest must be taken from the declaration of division (e.g., maintenance obligations) if it has been written properly.
