Land share in terraced houses in a condominium community?

Hello,

unfortunately, I have no experience with terraced houses and also not with homeowners' associations. Therefore, I am turning to you in the forum with this question.

What are the advantages and/or disadvantages of having larger shares of the land in a residential complex consisting of several terraced houses? In my area, there is a new residential complex consisting of several terraced houses that are part of a homeowners' association. Some of the terraced houses cost a bit more and have slightly larger square meter figures for the land shares. The living areas are the same.

The following questions came to my mind:
- If I have more square meters of land area, do I also have greater voting power in decisions of the homeowners' association?
- If I have more square meters of land area, do I then receive greater compensation if, in the distant future, the entire block of buildings were to be demolished?
- If I have more square meters of land area, do I then have to pay higher annual property tax?
- If I have more square meters of land area, do I then have to pay higher additional costs? If yes, which additional costs would be affected?
- I once read somewhere that end-terraced houses tend to have larger land shares than mid-terraced houses. What are the advantages and disadvantages of end-terraced houses vs. mid-terraced houses?

1. That depends on the MEA (Miteigentumsanteilen). You have to find out whether the larger plots receive more. However, it probably won't be enough for you to have influence on votes.
2. Why and by whom should the houses be demolished?
3. I'm not sure.
4. Additional costs are based on living area.
5. End house: only one wall-to-wall neighbor on one side, windows possible on 3 sides, where the 2nd neighbor would be is often a garden, purchase price probably higher

3.: Usually not, unless your house has more than 220 sqm of living space. If not, the size of the plot does not matter for property tax in the case of a terraced house. But: "old" law. This could also change in the future. However, nothing is certain yet.

How is the property divided? Exclusive ownership or special use area?

This reads as if the land areas are ownership shares, not individual property. However, the common areas would be the homeowners' association property. This is common. I myself owned a plot with a detached house, but I also had other shares of 1/65 each (there were 65 terraced houses) in the land register, which were ideal shares, i.e., not a specific piece of sidewalk or trash area.

already said: Additional costs arise based on living square meters. It can be that contracted snow removal is charged per square meter... this is often a point of contention in owners' meetings because it is not legally defined.
The same applies, for example, to someone arguing that they have the trash area right next door and want to opt out of snow removal if others have to use a sidewalk 100 meters away.
Common garden areas and hedges are also a point of contention.
