Land purchase: Questions about the notary

Hello everyone,
we want to buy a plot of land in Thuringia, but the current owner lives in Saxony-Anhalt and also wants to appoint a notary there for the official purchase completion.
Are there possibly any disadvantages here: property transfer tax is the same in both federal states..., other fees, special features, independence (actually regulated by law)???
Do my wife and I actually have to sign together? (She is currently immobile and therefore cannot come to the notary)

No, no disadvantages (except travel costs). If in doubt, the seller can also make a sales offer that you accept at your [Notar].

You can even represent your wife without power of attorney when signing the contract. She then has to approve the contract retrospectively. As far as I know, this can also be done at your [Notar] (and not the seller’s).

As a buyer, however, you have the right to choose the notary yourself!

If that were the case, it wouldn't help anyway. The seller could then also sell to someone who notarizes there. ;)
