You should take a look at the elevation map; presumably, with your plot, the house lies relatively low compared to the neighbors in a depression. How does it look on site? Unfortunately, I cannot search for plot numbers. Do a screenshot with the section or tell me the street and house number of the neighbors. That would be quite complicated, because if the flooding comes from a flowing body of water, you would have to seal the basement not only on the sides but also from below. I would refrain from that and raise the ground within the building plot as much as possible so that the slab is above the 100-year flood level. You can then create a storage room and hobby room in the attic with a suitably chosen roof shape, which also provides more air and light. Don’t skimp on the right stairs to get there!

By the way, the link to the neighboring thread is here: and I cannot clearly tell from the aerial image whether the Otterbach is piped, but it apparently runs along the entire eastern property boundary. The commercial business on the opposite bank (direct neighbor, belonging to Hindenburgstraße, and probably the one with the mentioned boundary development) appears from the aerial image to have asphalted an entire plot. Could it be that the "flooding" risk here primarily consists of pressing groundwater?

Thank you. And the bank doesn’t cause any problems either, because the collateral could suddenly become uninsured overnight?

. According to the geodata from Hessen, it is not pressing groundwater. Because the measurements nearby are at worst 3-6m below the ground surface. It probably has something to do with rainfalls and the runoff volume of the stream.

There is no development plan for this, the city told me today.

The plot would be divided upon purchase, so that only one-time taxes and notary fees are paid. So, just as everyone usually does.
