Land purchase - converting land into building land

Hello,

I live in a small village where the land use plan has been relatively strict, and as a result, there are of course many areas that fall within the outer area.

Now it is the case that a farmer friend would make a piece of land available to us (i.e., sell it).

We have discussed this piece of land with the [Samtgemeinde] and [Landkreis], and it looks like we can get a building permit there.

Now of course, I am wondering how best to go about ensuring that this purchase does not lead to high tax expenses. One could of course buy the land entirely as grassland and account for it that way, but I wonder if eventually someone will come around and say that it was known that part of the land would become building land?!?

So what is the best approach to end up with a building plot from a piece of land (approx. 1 hectare) in the most cost-effective way?

Maybe a stupid question, but we have no idea about this (as you can probably tell).

You know each other? You buy one hectare of grassland. Costs about 10 thousand. Period. You shake hands about what will be added later, or write it down on a note if you are allowed to build. Karsten

Well, that’s roughly what we had in mind. The question is whether at some point someone will come and say (Ich hör dir trapsen") and then demands will arise.

Yes, we know each other well and trust each other. I might even be able to pay the Bauland amount in cash.

What additional costs come on top when it comes to development? So, if I want to turn the grassland into Bauland.

I know these are pretty stupid questions..... Thanks anyway

The lake lies still... that does not belong on the internet.

Development depends on where water, gas, etc. are located now. Does a road need to be built or is the land already on a street? Ask your suppliers. It needs electricity, possibly gas, water, sewage, possibly telephone. Is it hilly? Also rainwater drainage? K.

That means, assuming you get the go-ahead from the "committees," I just have to buy the piece of land, then have it legally processed as grassland, and then start the development?

My question was going in a slightly different direction.

Let's assume the price per square meter is currently 100 euros / m2 here. So in fully developed building areas, etc.

Would it then be roughly proportional to give the farmer 60 euros per m2? The rest would then be mine. Of course, I don't know exactly what development costs would be, but just hypothetically.

We are located in the flatlands of Lower Saxony, really in the middle of nowhere.
