Land purchase: Buildable according to: like neighboring development?

Hello,

I am currently looking for a plot on various real estate agent websites.
and I keep coming across the descriptions:

Buildable according to: like neighboring development
buildable on short notice, buildability according to § 34 Building Code

What does that mean exactly? I am planning to build a modern style house with a flat roof. Does that mean if there are only houses with gable roofs in the neighborhood, I definitely will not get permission for a flat roof house?
or do other factors also play a role?

Not quite, because § 34 allows more or less large leeway, i.e. it is always a case-by-case decision.
Make it easy for yourself and let the real estate agent clarify this bindingly, or consult the responsible building authority. If there is a verbal agreement there, follow up with a building inquiry and everything will be fine.

I would like to have such leeway once. In reality, a permit that deviates from the existing neighboring buildings in conjunction with § 34 probably belongs to the realm of winning the lottery with an additional number; but of course it may be that things work differently in the Rhineland.

He will not get a written statement anyway, not even the realtor. However, in some cases - it crucially depends on the attitude of the person in charge - it is possible through frequent visits to the responsible decision-maker, i.e. close coordination, to save the additional effort of a preliminary building enquiry. Whether this will result in a different roof pitch, however, remains doubtful.
