I hadn’t really noticed the connection of the A5 to the 49 until now, but thanks for the info.
Baunatal, however, has had its waiting lists for years with 800 people on them when I applied. Now probably even more. Last year, 7 or 8 plots were developed in Kirchbauna, as I said, with over 800 people on the waiting list. Before that, the somewhat larger building areas in Großenritte were already all gone; the city didn’t even write to me. Meanwhile, I’m further up the waiting list because the applicants who didn’t apply for the plots in Kirchbauna were removed from the waiting list. With a somewhat larger building area, it might work out, but then it’s certainly also a question of whether you can/want to afford it. Baunatal wants its old “lifestyle” back, and because of the sharp drop in business tax revenues from VW, this will certainly also be reflected in the land prices.
In Schauenburg, I didn’t apply for the last new building area because I was still too young. Now I’m 22 and luckily in a position to think about building a house in the next 2 years. I think the earlier we start, the sooner we’ll be finished. I’ve been on the Baunatal waiting list so long because I knew how long it would take, but that’s also quite good, because the building obligation within 3 years wouldn’t have worked anyway. But slowly, something could really happen...
PS: 95 EUR for Dissen is really a dream. I’d also accept the 5 kilometers from Hertingshausen if I saved the 50 €/sqm... All done right, in my opinion.
I don’t know your current living situation, but at 22 you still have plenty of time to look around calmly. It’s definitely not advisable to build prematurely in just any random place just to get finished with the payments faster. You can change almost everything about the house later, but you have to be 100% sure about the location right from the start; otherwise, you’ll keep wondering later if it was the right decision.
Not getting a plot allocation doesn’t mean you’ll never live there. Especially in the large development areas, the first divorce cottages often appear on the market after 2-3 years. That can save you a lot of building stress. Imagine you’re building now in Fritzlar and in 2 years THE opportunity comes up in Großenritte... frustrating!
PS: Take a look at the infrastructure we have in Dissen, then you’ll know why I considered the price rather overpriced.
