In Bavaria, there are no building encumbrances. A transfer of setback areas is done through a written declaration to the building authority, which is kept in the building files. A land register security is possible, IMHO also advisable, but not mandatory.
While in other federal states such as NRW, BW or HE, where border construction is legally possible under planning law, an additional security is required, e.g. through a building encumbrance or neighbor's consent, this demand is missing in the Bavarian State Building Code. The opinion seems to be that due to the fundamentally necessary neighbor involvement, it can be dispensed with. Here, the neighbor would have to explicitly raise objections against the construction project.
If you want to build the houses staggered that far, your house must be very far south, so that you only have a small garden area left, but a huge front garden. And if you also plan windows facing east, your parents’ property will be very unattractive in a possible sale, because you can always look into the neighbor’s garden. If you do not want a TinyHouse, I also see only the possibly staggered semi-detached house as a sensible development.

Das wäre nämlich höchstwahrscheinlich eh ihr Garten, weil ihr Haus dann, aufgrund der versetzten Grundstücke, eh weiter im Norden (Plan oben) stehen würde.
