Land is available - prerequisite to build 2.5 stories!

Hello,

I have been visiting various companies in the Stuttgart area for months and am slowly getting the feeling that I can forget my dream home wish.

Regarding the topic:
Here in the Stuttgart area, or more precisely in the Ludwigsburg district, a new house is hardly affordable.

Now I would have an advantage that my father could give me a plot of land of about 500sqm, I would still have to pay around €100,000 when he retires (the land alone is worth about €400/sqm).
Since I would basically buy it from him, I would also save on the real estate transfer tax.

Now unfortunately I have a maximum budget of €350,000.
Minus the €100,000 for the land, I have €250,000 left.

With that money I would have to build the house, pay additional building costs, demolition costs, and extras.

I think even though I don’t want extras, the money unfortunately would not be enough.

My wish would have been 120-130sqm of living space. From my side also without a basement.

The problem is also, I absolutely have to build 2.5 floors on this plot. That means currently it is like this: I enter the front door and then I have to go up stairs and then the living area begins. (I think that is 2.5 floors?)

Anyway, I have now asked a few companies (also prefabricated house companies) and they come to me with prices starting at €380,000 (turnkey, move in with furniture).

I will probably have to settle for a townhouse or condominium with satisfaction at most.

Are you sure that you HAVE to build 2.5 stories? (having to and being allowed to are two different things). --> Read the development plan

Whether 1.5 or 2.5 stories.... with the budget in the Stuttgart/LB area in my opinion impossible. At least 50,000 euros are missing and even then it would already be a razor's edge with the demolition and turnkey construction.

For clarification of terms: 1.5-storey: ground floor, upper floor as attic 2-storey: ground floor, upper floor as full storey 2.5-storey: ground floor, upper floor 1, upper floor 2 as attic (i.e. usually living area plus 2 floors with bedrooms)

What you might mean is 1.5-storey on a slope with entrance via the basement.

2.5-storey is nowadays rather uncommon and more expensive for single-family houses, quite common for semi-detached and terraced houses.

I do not consider 250k for construction plus incidental costs impossible, even in the south. Construction costs are not that much higher here. However, with 2.5-storey it becomes difficult to impossible. It is also somewhat over the top for the house size as a single-family house. Insofar as 1.5-storey is allowed, take a look at the affordable providers. Town & Country builds something like that turnkey (except for floor coverings and wallpapering) in minimal equipment for around 150k. There is then still some room for the surcharge for a basement.

Half floors do not officially exist!

Just to be picky now: What does "officially" mean here? Just because there are no "half" floors in the state building codes does not mean that the term "half floor" does not appear elsewhere. In some development plans, the "half" is indeed used as 1/2 or .5 in abbreviations.

But that was not the point here; rather, it was about what is generally meant by 2.5-storey when obtaining a price quote from a developer. It would not have been productive to confuse the original poster here with the differences between full floor, partial floor, and attic floor just to show how much knowledge one has. In the price range in question here, attic floor and partial floor are equivalent anyway.

: Have you also included the payment modalities to your father in your cost plan? If your father only retires in 10 years, you can initially repay more aggressively and then have more financial leeway.
