If you now calculate two garages + house with 120sqm. Can you estimate if there would still be a small nice garden with a terrace? Or roughly how many square meters would then be available for that.
So if the house really only has 120m2 of living space (but then it’s not a two-family house, right), then with 2 full floors without a converted attic, you get a footprint of roughly 80m2. A double garage has a footprint of roughly 40-50m2. Driveway and terrace roughly 30m2 each. Then you get a built-up area of roughly 190m2, let’s say 200m2. That means about 230m2 of the plot remain for green space, distributed around the house. It’s not a park, but since the house can be placed quite close to the street, I can definitely imagine a nice small garden there.
How wide is the plot? For a two-family house it might still be too unfavorably shaped, plus the already mentioned problems. But a single-family house is easily possible.
The plot is not ideal, but nothing is impossible.
In this respect: what should one advise now, even without knowing the needs and wishes?
With the floor area ratio, a nice, rather narrow single-family house of good size will result.
