Hello,
We have had a part of a still undivided plot reserved by the home construction company.
Now to my question.
Should the plot be surveyed or divided before the purchase –
And who is responsible for the costs? Us???
The planned rear part is currently reserved by other builders.
We have to pay 150 euros per m2.
We don’t want to pay too much, every euro is important in house construction!

Hope someone can help me.

That is a matter of contract. A drawing will be attached to the purchase agreement, which is part of the contract, in which your plot is, for example, shown with a red border, and there will be a square meter specification, and the clause will state: The survey to be carried out will be commissioned by xy at z, the client bears the costs. We are talking about more than 1000 euros here, probably 2000 plus. So it is not unimportant what is stated there. There are two perspectives. The seller will say, you only want a partial plot, so you pay. You will say, I am buying a property, which includes a boundary, boundary stones, a plot number, take care of that, seller. Cute. Of course, every euro counts.

But get used to the fact that you have to pay for many things when you want to build a house. In relation to other costs, the division will cause low costs. And if you don’t want to pay, there will be someone who values this property.

I would just bring it up. There is always so much speculation here. Act a bit naive. When asking the question, just assume that sharing happens beforehand. Along the lines of: can we be there during the survey? We are already excited and have never seen anything like this before. And then see what happens.
