Land and ancillary construction costs - house construction in the Kiel area

I am happy to be among you in this forum.

Last week we received the approval for a plot of land in the Kiel area. The costs amount to about €120,000 for just under 600m2.

Now I have of course read through the forum and educated myself a bit, but somehow I’m still hanging in the air.

I have roughly estimated €350,000 for the house including the land and additional construction costs. The house should be 120m2-140m2 with a normal standard. Do you think this will be enough? Next week I have a meeting with my financial advisor.

Maybe one or another of you can give me some useful tips, such as which builder, etc.

The budget is quite tight, after deducting the land, 230,000 remains, if then 30-50,000 go towards additional construction costs, there are still 180-200,000 left for the house.

If you have informed yourself here, you know what sqm prices are expected and that the whole thing can/will be quite tight, but others here can say more about that.

If you implement a simple architecture _and_ stay within the standard of your then preferred provider, it should (just about) work. BUT - if the soil survey, which you or your preferred building partner should have carried out, shows that additional foundation costs due to the soil conditions will arise, you are last. It looks different, of course, if you have an appropriate reserve in the form of equity ;) Rhineland regards
