KFW40(plus) as a prefabricated or solid house with "modern architecture"

"KfW40" always seems to me like an organic label that specifically targets a buyer group who pay attention to the "IP HDTV ready" stickers (brown goods) or energy efficiency leaflets (white goods) in the electronics market. Decisions about buying or building a house are highly emotional; reason has no say but is rather attacked below the belt via the tear ducts. The girl’s prerogative to scratch and bite because one is weaker is also claimed by the timber frame panel builders against the stone-on-stone builders. That means, since they believe they can hardly compete with the "massive" romance, they play their construction advantage, that a classic "prefabricated house" wall is basically a thermal insulation composite system, i.e., the ETICS is quasi integrated as insulation between the rafters. This makes the additional effort low to win the contest "builder’s tear duct’s next top house manufacturer" that way. It’s not really innovative, more like trivial stuff with racing stripes.

Bauhaus style also requires a certain size and location. Many elements are not standard and thus more expensive. The budget is too low for Bauhaus style. Just a frameless all-glass system easily consumes a third of your budget for a normally sized house... If you only want to build cubistically with standard means, it might possibly work. First look for a plot of land and then design the house for it. The [Bebauungsplan] (if available) must also be taken into account. Fingers crossed and I’m curious to see how it goes. I like Bauhaus style.

Planning a house without land usually doesn't work. Choose the land first, then see what can/may be built on it. And then hopefully realize your wishes.

I can tell you from our experience (however, we are building brick by brick with an architect in individual contracting) that it is not worth it. I was initially obsessed with a passive house/KfW 40+. The additional costs quickly brought me back down to earth. You will never recover the construction effort in terms of cost. Just the attic and the visualization cost a fortune. Building energetically, yes. Modern, yes. But blowing money just for the feeling makes no sense. Neither for the environment nor for the conscience.

Our passive house was priced almost exactly in the same range as normal prefabricated houses. Only our house builder cannot do KFW 50 or energy saving regulations. It is small without show houses, without commission-based salespeople, without glossy brochures and gigantic sample exhibitions.
