Get a quote from Viebrockhaus. The 400k€ will be tight but could be sufficient (without a basement and without ancillary building costs). I recently received an offer from them and it was approximately in that price range. The house was slightly larger than yours and we also needed a green roof. That made the whole thing a bit more expensive. However, the quality and standard equipment are very good and the construction times are excellent! A neighbor of ours built with them and moved in after about 3 months. You have to be able to manage that. If you have time, drive to Bad Fallingbostel. We went there and it was really great! We would have liked to build with Viebrockhaus but because we want a basement and many special requests, it was unfortunately too expensive.

Most companies will have a hard time with KFW 40 Plus. Companies that do not already offer this as a standard will calculate in a lot of buffer because they have no experience with it. Of course, you can inquire anywhere; it won’t cost you anything. But you have to think it through carefully and ask yourself: "Does it ABSOLUTELY have to be KfW 40 Plus and why?" When I answered these questions for myself back then and did some research, calculations, and reading, it was clear to me what I wanted. I’m not going to tell you what to build, but think carefully about what is important to you when you live in it later. You probably won’t be building again that quickly.

Just for a house, it might be enough, without major special requests. Kfw40 I would only do for a wooden house, with solid construction you insulate yourself stupidly and foolishly. Not profitable. Kfw55 is currently, after adjustment by KFW, the sweet spot.
Our main initial motivation was Kern's expensive offer. In contrast, there were prefabricated houses with standard kfw40plus for less money. We thought that a kfw40plus house was beyond financially reachable. Now, since this seems achievable, the idea of living in such a house is extremely satisfying and would also further support our lifestyle and values.
