KfW vs Bafa and 60,000 per residential unit per year?

Hello,

I would like to carry out a few individual measures and have a few questions to see if I understood correctly:

With BAFA, you have to pay everything yourself initially and then get part of the paid money back at the end, provided everything went correctly. With KfW, you do not have to pay anything at the beginning, but have to repay the entire amount plus interest; for that, you initially have no costs and do not have to invest anything, but you do not get anything back.

Furthermore, a maximum of 60,000 EUR per residential unit is funded per year, so you could carry out a measure in 2022 for 60,000 EUR, get part of the money back, and then carry out another measure for 60,000 EUR the next year and also get part of the money back again, even for the same residential unit.

Is all of this correct or wrong?

Of course, you can consecutively apply for KfW and then BAFA. However, the eligible measures must not be the same. In this respect, you cannot double-dip and say: This year a few windows + underfloor heating through KfW and next year the next windows and the heat pump suitable for the underfloor heating through BAFA.
This year windows KfW and next year heating BAFA works (it also works simultaneously, the only thing is that the funding rate of 60% must not be exceeded in the end).

But wait, if you do it with KfW, then depending on the demand, for example, you have to pay back 20% less? Why would you then do BAFA instead of KfW?
And it's a maximum of €60,000 per year per residential unit, right?
Can you do €60,000 KfW and €60,000 BAFA per year or is that combined?

Because you also get 20% cash from BAFA and you do it entirely with equity? KfW is a loan. Maybe you get a cheaper loan from a bank and then take the BAFA grant. There are reasons. 60 per residential unit. They are combinable. KfW for thermal insulation and BAFA for new windows, for example. Although thermal insulation would then have to be done for the entire house – so that is only theoretical. Or only a heat pump for one apartment and not the other four apartments is also pointless (because it would also cost less than €60k). You should see an energy consultant, whom you need anyway. He can then explain it to you in detail – that’s what he gets paid for.
