Hello everyone,

we have had an architect for about a year with whom we are planning our single-family house with a granny flat. Now it is the case that unfortunately he is not familiar with the requirements of the KfW (primarily concerning the granny flat). We would therefore like to get external advice. The KfW website offers little information, except that you should contact your financial partner. Is this the best contact person or are there other points of contact?

It is about questions such as floor plan design, separation of the residential units, etc.

Maybe an energy efficiency consultant can help? You need to have one anyway if you want to get the KfW loan or grant.

I don't understand your concern. You mean the grants and subsidies from KfW? That is where the banks are responsible. The architect is the right contact person for that.

I suspect it’s about how to split a housing unit into two without it being obvious that it’s actually only one.
That’s an assumption. I admit it openly.
But it would explain why the architect can’t do that. It’s not his job to investigate the best possible funding options. A bank might not want to do that either, since it would then be providing assistance in subsidy optimization.

I understand.

However, he should be able to design a house with two residential units where, if desired, the granny flat can be used "versatilely." That is exactly his job.
The other, on the other hand, is the bank’s job.

I rather believe that the communication between the client and the architect is not working here if the clients hem and haw about what is wrong with the "separate" / granny flat / kids’ room wing (or whatever). A valuable architect probably doesn’t want to subordinate himself to the monetary threshold ;)
