Is the total budget for the construction project realistic?

Hello everyone,

we currently have the prospect of a very nice plot of land in the outskirts of Karlsruhe. Since we have been looking for an "opportunity" for some time, we are now wondering whether the project is realistic and, above all, whether it can be realized according to our ideas.

I came across this forum and hope that you might be able to help us with your experience or assess the situation better than I can. Actually, I thought that with the total budget we could quite well meet our expectations and ideas. But as we engage more and more with the topic, more and more doubts arise whether it is not all rather just a wishful idea of an individual and contemporary single-family house. It must be said that the price of the plot (justified or not) is very high. But that is clearly due to the location, orientation, and size. I think anyone who has already looked for well-connected plots in Karlsruhe knows what I mean. We are not searching in Meck Pomm, after all. Now, a few key data points about our status:

- The plot is just under 500 sqm in size and would cost about €300,000 including purchase incidental costs and development costs; the plot is as flat as a beer coaster; of course, I cannot say exactly what kind of soil is there without a soil survey
- The living area is targeted between 150-160 sqm. Our requirement is a medium standard of equipment. We thought we could manage with €2,250 per sqm. That would correspond to €337,500 - €360,000; we had hoped to realize a KfW 40 Plus standard with this. In your eyes, is that possible given the living area and sqm?
- We definitely want to build a basement. I thought we could calculate 400 € per sqm of living area here (due to the KfW standard). That would be about €62,000
- For the additional construction costs, we have budgeted €125,000 (about €800 per sqm of living area), which covers everything else that may arise. From permits to earthworks and house connections to outdoor facilities, kitchen, and garage (a prefabricated single garage with about €18,000 is included here)

In total, depending on the living area, a total budget of €824,500 - €847,000. That is possible, but we do not want and cannot stretch it much further.

As I said, I actually thought this would be enough. But the doubts are growing. On the other hand, I would literally like to fall from grace if nowadays you cannot manage even with the budget for a single-family house.

We are building financially on a similar scale. For the project, you should definitely bring €200,000 in equity, and the income should also be quite respectable. You can figure out how long you would otherwise be paying off your loan.

Otherwise, I think the costs are well estimated.

How much do you earn? Children? Monthly expenses? Monthly repayment?...

I find the total costs quite realistically estimated. The ancillary construction costs vary extremely, especially since the construction cost subsidies (which you have to pay) to the water and sewage service providers can reach great heights. Maybe these are already included in the development costs? If you are still looking for saving potential: Does it have to be a basement (flat plot)? Then rather a few square meters more area – although the plot size (without knowing the details) probably doesn’t allow much more. Compared to many other "cost breakdowns" you are really on a very good level.

We have more than half in equity, even if not all of it would be available at the beginning of the financing, and there is enough available monthly for the remaining installments.

The question that mainly concerns us is, independent of the financing, whether the budget is planned in such a way that I don’t have to worry about it being exceeded in the end. In other words, that it doesn’t come down to the wire or go over.

I see Kfw40 plus with 2250 in BW as somewhat tight. We have 160sqm and I would say upper middle in terms of standard or upscale, a matter of definition. The house is kfw40 and without personal contribution we would have ended up at about 2200€/sqm.

Referring to the pure house construction costs per sqm of living space without additional building costs?
