Is the light loss due to the covered terrace too large?

I would be bothered that the other house in the west is built far to the south, so from the later afternoon on there is no more sun in the apartment.

I see it the same way. But if it were now the third and last floor, in my opinion the apartment would basically be brighter. The ground floor would add even more.

Hmm, that's true. That's also what bothers me. To the south, there will certainly be a neighbor's garage added. That doesn't take away any light, but it means another white wall.

What is still not quite tangible for me is how much less light it really means. In winter, I turn on the light anyway – in summer I'm glad for the shade and close the blinds anyway. Can something like that be simulated somehow?

To consider a ground floor location in multi-storey residential buildings as natural shading seems to me like wearing several pairs of rose-colored glasses stacked on top of each other. Other residential developers also have nice properties.

well, we are deliberately only looking at apartments on the ground floor because we have a garden here. I am really grateful for any criticism, as it is an important decision. I completely agree with you that we are sugarcoating it - especially because we only know it as bright or have always lived in the attic. But the question is also, in which ground floor will it definitely be brighter - if there are no new building alternatives in terms of location?
