Is refinancing possible after just 2 years? (for outdoor facility)

I can't quite follow the explanations.
5 k€ net + 7 k€ bonuses annually + (significant) salary increase in the coming years + inheritance…

And this here…


Installment 785 € + KfW approx. 330 € + additional financing X € + consumer credit X €.

What exactly does the household budget look like? Where do the remaining approx. 3500 € go?
It seems as if the pain threshold has already been reached with the above.

I also don't understand why, with over 5k net income and a not too high initial financing of 370k, the small additional financing of 25k has not already been properly paid off? There should be 1k flowing in monthly. How are you repaying the initial loan? But I still don't see why the bank should restructure the loan for you? Nevertheless, you should be able to get an additional 25k as a consumer loan with that income. It will of course be more expensive, but for a two-person household with over 5k net + bonus, with a little bit of tightening the belt, 3k annuity per month should be possible. It's a high percentage of net income, but that's how it is in the short term until the additional financings are paid off. Since you are not planning children in the short term, the additional payments should be paid off by then.

So, I don't know anyone who has refinanced and also don't think the bank would go along with it. Why should they?

We have the same net income as you and a €1800 installment. Additionally, we can currently still save almost another €2000 each month.
There was no vacation this year, and on weekends it's construction site instead of spending money.
Of the additional €1000-2000 per month, we will pay for the furniture and the outdoor facilities.
There should be more possible for you as well.

Before the kids arrive, we want to have the garden finished because with parental allowance and the cost factor of a child, we probably can't save (much?) more.

What I also don't understand yet: Why do you have refinancing + consumer credit?
Our neighbors also completely miscalculated because of the outdoor facilities, but they simply took out a refinancing of €50k.
