1. Anyone with stock market experience would now tell you that past performance is not the best indicator for future investments.

2. This applies to the past only if you do not need the money and can wait it out.
However, if you want to buy a house during a recession, any current assumption about the value of your portfolio at that time is an extreme speculation.

1. In the long term, yes, unless the global economy collapses + the abandonment of capitalism occurs. Then we all have a problem.

2. Clearly wait it out + appropriate risk distribution of the capital, otherwise it doesn’t make sense. Besides, I don’t have to buy a house during the recession with the portfolio at the bottom. I don’t see any "extreme" speculation there.

Clear but no extreme speculation, there is nothing to lose - unless you break down because you need property to survive.
