Is it still possible to deal with a large property developer?

As written in another thread, we also planned to build with a property developer, we could basically only negotiate some features. There was absolutely no negotiation on the price itself! But no wonder given the demand.

What experiences have you had when building a new building through a property developer? I have bought many cars (not only from private individuals but also from dealerships). You never pay the listed price there. Even at large BMW, Audi, and Mercedes dealerships where people always say they hold their cards close to their chest and nothing is possible, discounts or perks (warranty extensions, set of winter tires) were possible.

I understand that no developer throws around 10% discounts. What is realistically possible? Do developers rather offer additional services for free or reduce the purchase price?

If you come from an area where supply is higher than demand, you might have some negotiation room regarding the features. If demand is higher than supply, why should the developer give you a discount? They will choose the right buyers.

We were able to negotiate a few items in the features, e.g., glass shower.
