Is it still possible to deal with a large property developer?

What experiences have you had when building a new property through a developer? I have bought many cars (not only from private individuals but also from dealerships). You never pay the listed price here. Even at major dealerships like BMW, Audi, and Mercedes, where it is always said they are very tight and nothing is possible, discounts or perks (warranty extension, set of winter tires) were possible.

I understand that no developer throws around 10% discounts. What is realistically possible? Do developers rather provide special services for free, or do they reduce the purchase price?

I bought my first house as a new build from a developer back then.

The developer said from the beginning that the price of the house was a notarized fixed price and not negotiable.

In fact, he did not change the price by a single cent himself.

Back then, during the final sales meeting, I proceeded as follows:
I had had the price list with the special requests handed out to me and then created a list of things I definitely wanted.
I took this list to the meeting and said that the house would only be perfect for me if the things on the list were included as well.

I gave the list to the developer and asked him to check off what he would allow me without extra charge.
He took the list and checked off 4 out of 7 points. I then negotiated the 5th and 6th and paid for the 7th myself.

Measured against the purchase price, these were extra services worth almost 6%.

But I think it also depends on how high the demand is! At my time, demand was not that high. After we signed the contract, quite a few people came along. Later, after moving in, neighbors told each other what "goodies" they had gotten; it was significantly less for everyone else than for me.

So we got an additional 6% off our house price. It was a promotion to catch undecided buyers before the end of the year. Besides the discount promotions, you can still negotiate hard. Our salesperson had already quoted us a good house price, but when listing the special perks, he forgot 2 points: that our house should be half a meter wider and that we wanted the baseboards for the tiles included in the tile package. We lovingly told him that those should be included … of course without changing the price. He swallowed hard, but we got our way. That easily saved us several thousand. Because a bigger house also means more underfloor heating, more stone, plaster, etc.

Hello,

I also think that, especially in the current situation (Very many people willing to build), hardly any company sees much reason to turn the price screw downwards.

Negotiable are most likely still the above-mentioned "additional features" or also a flat-rate "equipment credit."

Hi,

we also had a promotion, but they always have those. We asked nicely - and there was a small discount, I would say just under one percent. Mainly so that there would still be a 1 at the front of the house price.

But it kept changing due to modifications on the house and the offer.

During the sampling, there was also a small transom window for free.

Otherwise, the statements were anyway that the order books are so full that they don’t know where to put all the builders - and I’m glad, so it’s not a bazaar like with kitchens, I find that unprofessional.
