Is house construction possible or financeable?

Meal time,

My girlfriend and I have been dealing with building a house for quite some time now.
Is it possible to get a good financing with the following data?

Income:
He: €2100 plus 13th monthly salary
She: €1600 plus 13th monthly salary
Child benefit €190
2018 payout of building savings contract approx. €7000

Current rent €760 plus €55 electricity
5-year car loan at €351/month
Currently approx. €400 for the daycare place

House costs approx. €155000 including additional costs
Land approx. €37000 including additional costs

Planned is a bungalow with about 100m² and 750m² land.

We basically don't have a down payment anymore or it's too little (€10k - €15k)

What do you think, can you get something reasonable with these key data?

I don't think your costs will be sufficient. Incidental construction costs are approximately 30-35K€. Then there are painting and flooring works of about 8-10K€. If all that is already included, then the price doesn't add up.

Roughly
1500-1600€/m²*100m²
+30K€ incidental construction costs
+10K€ flooring works
+land + land incidental costs (property transfer tax, notary, broker)
+garage/carport
approximately 240,000€
x5% = 12,000 yearly rate = 1,000€ monthly rate

Could be generally feasible with your income.
Whether 100m² is enough for you, you have to decide.

Equity will possibly be used for new kitchen/furniture, moving, etc.

As mentioned, we already have an offer for a bungalow. The house costs exactly 145,000€ including flooring work. Additional costs amount to about 12,000€ - 15,000€. Excluded are [Notar], [Vermesser], [grunderwerbsteuer], which we pay out of our own pocket.

Carport or garage as well as the outdoor area will then be created gradually by ourselves.

The ancillary costs never ever match and you haven’t yet chosen samples for the 145T€. Are floor coverings included everywhere already or only tiles in the kitchen and bathrooms?

Read up a bit in the forum. There you will find realistic numbers instead of these sugar-coated figures from the house seller.

We had also planned the garage later on. Fortunately, it was then directly included in the budget, otherwise I wouldn’t have known where to put bicycles, stroller, lawn mower, Bobby car, balance bike, car tires, etc. at all.

You should read up here in the forum on the topics of construction costs and secondary construction costs. Then you might/probably see the offer with different eyes.

From the income side, it doesn't look bad, but equity is currently hardly to not at all available.

With the offer, they want to take you for a fool. OR 99% of all builders are the fools because they pay way too much :)

Without equity and with the not so generous income, I wouldn’t build right now. Save a few years until you have equity. At least for additional construction costs, kitchen, moving, etc. It would still be a 100% financing then, but currently, it would be >100% financing.
