This financing is already feasible since you have saved a lot of equity. Even though currently only one income is available, it is foreseeable that your wife will go back to work and thus generate income again. Utilizing the current interest rates and fixing the interest rate for 15 years with a 2% repayment results in a monthly financing rate of 1,250 euros, which should definitely be affordable (rent plus saving for the building savings contract also results in this monthly rate).

It should be possible to agree on the loan installment with 2% interest and 1% repayment until the second salary comes in. 10% prepayments annually are a good option to achieve the same goal of being debt-free after 18 years.

Sorry for the stupid question, but I had not heard of the Z15 loan until now. BUT it is probably comparable to the Bavarian LABO if I am not mistaken.

I personally see a possible financing in a low interest phase with the LABO or KfW as critical with such high amounts like for example 150k€ or 200k€. Of course, you get everything at a good interest rate, but the low repayment and short fixed interest period can also be a disadvantage, in my opinion. Often after 10-15 years there is still a huge sum left that has to be refinanced (and as is well known, no one can look into the crystal ball). Hm.. My personal opinion.
